Why this opportunity stands out
Run an independent commercial mortgage broking practice at a directly regulated financial services organisation. Investment, development and bridging lending, with established introducer support.
About the role
167 Solutions is supporting a directly regulated financial services organisation with the appointment of an Independent Commercial Mortgage Broker.
Commercial mortgage broking is a different discipline from residential. The client is typically a property company, a landlord or an investor, the loan is assessed on the asset rather than the applicant, and the work runs from bridging finance and development lending through to investment and refinance. The products move, the criteria vary by lender and by sector, and the value of a broker who understands the market is substantial.
This is an independent role. You would build and run your own book of commercial clients, originate your own business and deal with your own cases end to end - while operating inside a directly regulated environment that supplies the compliance, operational and regulatory framework so you can concentrate on the lending.
The organisation has an established presence in the market, a network of professional introducers - accountants, solicitors, surveyors, business brokers and property consultants - and a pipeline of commercial lending requirements. You would advise across first charge lending for investment and owner-occupier property, refinance and remortgage, bridging and development finance, and works of art or other specialist security where the client needs it.
Earnings of £60,000 to £120,000 reflect a self-employed commission structure where earnings depend on performance and deal size. We are looking for someone with genuine commercial market knowledge, and the confidence to talk to a borrower about their property business rather than just their personal circumstances.
Key responsibilities
• Undertake detailed underwriting of the security: property type, covenant strength, income and expenditure, and the risk attached to the asset and the borrower.
• Source commercial lending across the market, including lenders and funders outside the main high street banks, and place cases where the standard desks do not fit the client.
• Advise on structure and security - whether the right answer is a first or second charge, a facility, a personal guarantee, or a forward funding arrangement.
• Build and own your client relationships across landlords, property companies, developers and investors, and develop them over the life of the loan.
• Work with your professional introducers - accountants, solicitors, surveyors and corporate finance advisers - to originate and progress cases.
• Maintain accurate file notes, valuations, searches and supporting documentation to evidence every recommendation.
• Work to FCA regulation and the firm's compliance framework, including Consumer Duty, and ensure suitability is properly evidenced for commercial lending.
• Contribute to the wider team - sharing market and lender intelligence, and working alongside the residential side where clients need both.
What they're looking for
• Active FCA status with commercial mortgage or commercial lending permissions held directly or through the firm.
• Substantial experience in commercial mortgage broking or commercial lending - investment, development, bridging and refinance - with a track record of completed cases.
• Sound understanding of commercial property finance: valuation, covenant, security and the differences between asset and income-based lending.
• Confident lender relationships across the market, including non-mainstream and specialist lenders, and the ability to place a case outside standard criteria.
• Strong business development skills - the role depends on originating your own commercial clients as much as on the pipeline.
• The commercial judgement to tell a client when the deal does not work, and the pricing and structure knowledge to make that conversation constructive.
• Strong organisation and case management across multi-party transactions involving solicitors, valuers and lenders.
• Comfortable working independently within a compliance framework, and able to have your advice reviewed constructively.
• Must be able to work on a self-employed basis and meet the firm's regulatory, insurance and compliance requirements.
Required certifications
- Current UK mortgage or credit qualification - CeMAP, DipFS, an Associate of the Mortgage Academy or an equivalent recognised qualification
- Active FCA status with commercial mortgage or commercial lending permissions
- Evidence of annual CPD compliance under FCA rules
- Consumer Duty knowledge, and its application to commercial mortgage advice
- Full business and professional indemnity insurance, as required by the firm's contractor terms
Benefits
• Access to professional introducers across accountancy, legal, surveying and corporate finance.
• Competitive self-employed commission structure, with indicative earnings potential of £60,000 to £120,000 depending on performance.
• A directly regulated environment with established compliance, operational and case-management support.
• Broad lender access, including specialist and non-mainstream funders, so more cases can be placed.
• Flexible UK hybrid working, with client-facing time on your terms.
• The chance to build a specialist commercial book that is genuinely yours, inside a credible regulated structure.
